{"id":989401,"date":"2024-10-07T11:22:00","date_gmt":"2024-10-07T17:22:00","guid":{"rendered":"https:\/\/newsic.us\/news\/?p=989401"},"modified":"2024-10-14T23:26:43","modified_gmt":"2024-10-15T05:26:43","slug":"bc-real-estate-association-urges-comprehensive-review-of-bc-housing-taxes","status":"publish","type":"post","link":"https:\/\/newsic.us\/news\/bc-real-estate-association-urges-comprehensive-review-of-bc-housing-taxes\/","title":{"rendered":"BC Real Estate Association Urges Comprehensive Review of BC Housing Taxes"},"content":{"rendered":"\n<p>Vancouver, Oct. 07, 2024 (NEWSIC) &#8212; With the British Columbia election less than two weeks away, the BC Real Estate Association (BCREA) is calling for major housing tax reform aimed at increasing affordability and fairness in the province, the Association announced today.\u00a0<\/p>\n\n\n\n<p>As outlined on their&nbsp;<a href=\"https:\/\/www.globenewswire.com\/Tracker?data=r9Sm8OIiis3zWzdr-SaYEtv42VoZBo81xV7skIZKWdw2t40vXci894ICz071bOZwtt1Bskl5_4TYXCzY5o66_tytj2rdneeC5zRSPS6R6OHDQlNoB7_S2pgSGwsYELx7\" rel=\"noreferrer noopener\" target=\"_blank\">housing policy resource hub<\/a>&nbsp;launched in the lead-up to the election, BCREA noted that BC housing taxation levels are some of the highest in the world and have risen sharply since 2016. This has had a significant negative effect on the cost of housing in the province.&nbsp;<\/p>\n\n\n\n<p>BCREA recommendations include:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>a systematic review of the Property Transfer Tax (PTT), which was launched in 1987 as a \u201cluxury tax\u201d and intended to only apply to five per cent of real estate transactions, but now applies to nearly 100 per cent in the Lower Mainland and roughly 70 per cent even in the relatively more affordable areas of the province;\u00a0<\/li>\n\n\n\n<li>a review of policies related to foreign investment, including the Foreign Buyer Tax, to ensure that the province continues to attract investment from outside of Canada as a means of reaching aggressive housing targets; and\u00a0<\/li>\n\n\n\n<li>the immediate repeal of both the Speculation and Vacancy Tax (SVT) and the yet-to-be-implemented Residential Property Short-Term Holding Profit Tax (Flipping Tax), which are both duplicated at the federal level.\u00a0<\/li>\n<\/ul>\n\n\n\n<p>Trevor Koot, BCREA CEO, noted that a vital first step would be the review of the PTT, which now accounts for $1.95 billion in annual tax revenue for the province.&nbsp;<\/p>\n\n\n\n<p>\u201cThe Property Transfer Tax was originally supposed to be a \u2018luxury tax,\u2019 but it\u2019s evolved into a heavy burden for all British Columbians,\u201d Koot said. \u201cThe PTT has far outlived its original purpose without ever facing a systematic review, and the time has come for that to change.\u201d&nbsp;<\/p>\n\n\n\n<p>While taxes are a necessary tool for funding public services, Koot added, they shouldn\u2019t be a barrier to homeownership or add unnecessary complexity to real estate transactions.
